Can I live in a property my SMSF buys?

No. Residential property held by your SMSF cannot be occupied or used by a fund member or any related party at any time during the holding period. Doing so is a serious compliance breach with significant tax consequences. The exception is commercial property used as a business premises, which can be leased back to your operating business at arm's length market rent.

How long does SMSF settlement take?

SMSF loans typically take 6 to 10 weeks from application to settlement, longer than standard residential loans. The additional time reflects the structural requirements: bare trust setup, lender review of the SMSF trust deed, liquidity testing and valuation. Plan accordingly when bidding on properties, and have your bare trust structure set up by your SMSF specialist accountant before signing a contract.
